The densification of the city by housing projects is a key objective for the Berlin Senate. The housing market is in need of affordable apartments of all sizes. Our proposal is based on a development concept that combines minimized costs with content that satisfies the appropriate conditions, responds to the needs of the client and those of the site, and is based on a sustainable and durable construction. We propose a building wing which closes the vacant lot in the street allignment, while providing convenient access and a clear entrance area to the existing buildings through the ground floor. The building is designed without a basement, and storage rooms are placed in the stairwell. Access into the building is possible via a staircase with porticoes which offer private outside surfaces with a width of up to 3.50 meters. The standard floors consist of 4 residential floors and a set back top floor. The apartments are made up of 38m² and 72m² units and can without much effort - even in time independently - be merged into one large apartment unit of 114m², thus optimally responding to the demand of the housing market. A total net surface of approximatively 1400m² can be obtained without overloading the building plot in the utilization. The building is planned as an energy efficient house. The design principle is modularity, so that through the effect of repetition, a more efficient construction process is possible, with a positive effect on the construction costs.
