Städtebaukonzept Wolfsburg

The urban site is considered to be particularly suitable for the development of a residential area with differentiated housing typologies: on the one hand due to its inner-city location and on the other hand due to the local landscape. The surrounding single family houses, town houses, row houses and skyscrapers offer a wide range of typologies as references. The aim of the concept study is to develop a lively residential district with a specific identity with the involvement and optimization of a part of the existing buildings. A total of about 1,300m² of office space and 63 apartments are provided, produced through the conversion of existing buildings and the construction of 2 buildings in the southern part of the site and 5 buildings near the forest. The concept provides a breakdown of the planning area in 5 zones with different types of buildings and outdoor spaces: public square, daycare and playgrounds, building-assembly houses and energy center, tree houses, forest edge zone. These zones are connected by an overarching greenspace, as well as a development and energy concept. The arrangement of different types of building functions, with their individual qualities and characteristics - in a network that connects to the outdoor spaces with their own special qualities - creates the basis for a renewable, environmentally friendly energy concept for a future-oriented development of high quality housing.
